If you are selling your Vancouver Island real estate, there are some tips that you should keep in mind when you have a potential buyer coming over to inspect the property. Here are some tips that can help you sell your home quicker:

Avoid cooking

While you may like the aroma of garlic or curry cooking in the kitchen, others may feel that it produces a negative experience. It is best if you are not cooking when people are coming to see the property. If you feel that you must cook, this is not the time to try exotic dishes. Make foods that do not have a distinct aroma that you enjoy, but others may feel are more like an odor.

Clean up after pets

If you have cats and dogs, you may want to vacuum prior to the visit from a potential buyer. Many people are allergic to cats and dogs, so it is best to keep these animals contained in one room when you are showing your property. Dogs can be left outside while the people are over or at least contained in a crate. You can do the same with cats.

No smoking

You should give up smoking as soon as you plan on trying to sell your property, or at least smoke outside the home. Many people are offended by the smell of tobacco products and will not purchase property that has the odor of tobacco lingering, especially if it is fresh. Do not smoke in the house and air the house out as much as possible before you put it on the market for sale. Wash curtains, walls and drapes and get the carpets cleaned as they tend to hold onto the odor of tobacco.

Skip the candles

Many people use scented candles to cover up odors in their homes. These scents, while pleasant to you, can be offensive to others, especially people with allergies. Clean the house prior to the arrival of a prospective buyer and do not rely on scented candles to mask odors.

Avoid talking

Let the agent do the talking and interact with the potential buyers as little as possible. It is often better if you are not at home at all when the house is being inspected. Something that you may see as a positive in your property, such as a school bus stop on the corner, may be seen as a negative by someone else.
