Planning to Landscape Your Property

Landscaping your Vancouver Island property can really increase you homes value. Surprisingly, the best landscaping plans start on paper . . . not in the garden. With some careful planning in advance, you can maximize your gardening enjoyment while minimizing your landscaping expenses.

Start by making a map of your entire property. Having a site survey on hand will be handy, as all you have to do is make an enlarged photocopy. But if you decide to draw your own map, using graph paper that is available at any stationery store, or even investing in an erasable landscape planning kit is another option that works well. The key is to make sure your map is to scale, for example 1/8″ on the map equals one foot in your lawn or garden. Taking the extra time in planning your garden will save you many hours of hard work, and a lot less money, than just guessing.

Once you have your map, complete with existing structures, trees, walkways, etc., start considering sight lines. Are there any unattractive views you want to obscure, or areas where more privacy is preferred? What about the views from your house? You may want to devote special attention to those areas that are visible from windows. Also consider sunlight. Take note of what areas of your property receive sun at different times of the day. Then using this information, use a different colour for three areas: full shade, partial sun/shade, and full sun. This will determine the type of plant that will thrive in each area. Perennials are a good investment that will help reduce your upkeep labour. However, they tend to have a shorter blooming time, so you’ll need to balance that effect by choosing plants with different blooming periods. Adding bunches of colourful annuals will create a wonderful impact. Also, don’t forget to allow for plant growth. When making your landscaping plan, allow for the size that trees, shrubs and larger plants will reach as they mature. Fill in the gaps with annuals until the others reach the size at maturity.

Attractive and functional landscaping may help improve the resale value of your home or help sell more quickly. If you’re thinking of selling your home within a few years, start planning your landscaping for the front of your home. Curb appeal will draw potential buyers when the time to sell comes around.
